I am a British contractor, married to a South African. I am coming to South Africa to build a house. I have my own architectural plan which I need to certify, pay for and permission to build the house as I have my own material. The house will be built using bricks, blocks with a simple roofing. As a contractor, everything will be done by myself and a few labourers. I would like your advice, collaboration and cost estimation regarding confirmation of my architectural plan and alternatively how much your own architectural plan would cost including that of council permissions. May you kindly give an indication of how much your job will cost. Best Regards
1. Remodel an existing garage, with adjoining servant's quarter, into one big area (intending to use it as home office space). 2. Upgrade an existing separate servant's toilet, with new modern fittings. 3. Enclose an existing double carport, for use as a new garage. Or build a new double garage, depending on regulations. 4. Remodel/rebuild an existing lapa area with built-in braai. The current supporting structure is a combination of bricks and sleeper wood, with a thatched roof. Want to change the supporting structure to be bricks only and replace thatch with tiles, in full. Keeping built-in braai, in place. 5. Architect must be registered with SACAP; do all necessary drawings , applications and obtain approvals from our local municipality and work together with us and the local municipality for any requirements, inspections prior, during and after alterations. 6. Photos included, of existing areas we would like to alter.

Hello. I would like to build a house between 60 m2 and 80 m2 according to my plan (after adaptation to SA standards by a local architect). I am asking for the approximate cost of construction permits and project adaptation. The purchase of building materials and construction will be organized on his own, personally. I intend to build a cottage personally with workers hired to help.

I would like to refresh the interior (first phase) and exterior (second phase) of my house. The interior refresh will include painting the bathroom tiles, painting the floor tiles (whole house) and fixing cracks and holes in current tiling. The kitchen cabinets, tiles and walls will also require painting. Finally the interior walls will require repainting. Hopefully this can be done before the holidays. The exterior refresh will include repainting the boundary walls and the house exterior walls including the garage doors. Palisade fence between neighbors will also need to be painted white. This can happen in January.
