We have a 7 Year Old Double Story Home on a Farming Estate. We have over the past 5 years bought and replaced some furniture in and around our home, however, are really needing the assistance of a professional to give us some sketches and interior design ideas on the layout of rooms, how to utilize certain spaces as well as assistance with ideas for paint and furnishings to give the house a makeover.
Three bedroom house, 1 end suite, two average bedrooms, 1 bath with toilet, single door double garage, open floor (kitchen, lounge and dining arear). Land to be bought is around m2 and looking to build a m2 to m2 house with potential to extend and build a pool in the future. Please attached pictures of how I want the face of the house to be.

Small 2 story home , flat open erf sq meter erf, located in central town (plettenberg bay) . could be between 85- sq meters. Possibly adding a 3 rd level to ensure there is a view towards the north and or north east (lagoon/ mountain view from top story). I have concept home in mind - picture attached - not exactly this but to give you an idea of the design style, either a bed 1 studio or 2 bedrooms. Have not bought the erf yet - need initial construction estimate . It will be holiday home. 1 car garage or attached carport. Modern design, mostly concrete and steel for floor level, upstair levels could be a lighter and different material. Aluminum or steel window/door frames. No bath, shower only
Prepwork needed to remove old Paint for walls,slab and balustrades,carports (steel to be painted with 2 coats dark brown color and the slab and walls with 2 coats white paint) Area to be painted is the Slab and under Landing,riser,thread 2 coats and some of the thread & risers needs patching total area 1m only
At present it's a 3 bedroom flat with built in cupboards in two rooms. A kitchen and lounge. One bathroom with bath tub, toilet and basin. I would like to have an open plan kitchen and living room. No formal lounge. Reno current bathroom including a shower over the tub. Convert one bedroom into a dressing room with an bathroom and walk in shower. Change current window frames to aluminium with trellidoor style burglar guards. The huge wall to wall window in the lounge must change to aluminium French doors with trellidoor burglar guards.
This will need to be a 3 bedroom house that is open plan. We are looking at the prices of standard bricks and / or Building blocks. We have a plan that has been approved however, the plan is from another ERF and the elevations on the plot is more or less level. Ground is Sandy as far as I can tell. We need a builder that is NHBRC registered that can work with the bank. Attached is the plan, how ever, we only need the house done with the patio, not the garages ect. if that can be quoted separately to see how far we ca go

The house my have combination of attached concept 1 to 3. Add glass to improve natural light and minimize power usage to maintain comfortable room temperature in both winter and summer. -Main bad room on second floor ontop of the garage - Lounge to maintain current location however increased to add a dinner table. - Balcony on main bedroom and above lounge. - Easy access to balcony above lounge for visitors
Do preparation on damp walls and plaster cracks prior to painting. A total of 22 flats (double storeys) external paint only, including 10 window frames per flat and +- 23 safety gates. Palisades of approximately x . meters needs to be painted as well. Yard walls +- meters x 1.2 meters high to be included. All paint and accessories being bought already so only will be labour price required.
