I have a 65 sq m flat, single story. I would like to extend up until the 3 x 9m stoep and enclose. The roof is a zinc flat roof. The 3 rooms will be extended to the end of the stoep. A foundation will need to be installed. The existing 3 x shutter doors will be repositioned. The outer external walls are 50% complete already. Excuse the mess. We had a small storm that day. The building has already been done but our architect disappeared on us (we have reported him to the Architect's Council and the police as we had paid him for the work) and we now need a new architect to draw the plans and submit for approval. I have existing house plans and council drawings. This townhouse is part of a sectional title and they would like to see what it will look like before giving approval. I would like to change a carport into a garage that has to follow a specific brick design, move a gate about 1m, build a new carport, and build a bathroom attached to the house. I would also like a 3D design that includes solar panels on the roof.
I need extra garage space on the property. There is a single garage at this moment, and I wish to extend the front and the back. The Front will be more or less 2m, and the space will be extended in an L shape with folding stacking doors at the end to facilitate a boat to move through the doors. The base of the "L" will be used as a workshop. Furthermore, I wish to add a braai space with a pizza oven in the opposite corner of the property.
I would like to move my existing boundary wall approximately 4.5m closer to the street (to the boundary of my erf) to enlarge the inside yard space. I have existing building plans (hard copy and scanned version - attached), but the quality is not great and the drawings are quite old. I would like to apply at the municipality to move my existing wall to the proposed position, but not sure if this can be done by indicating it on the old building plans, or if new plans need to be drawn up. I was recently made aware that the carport which was built next to my house by the previous owner was not updated on the building plan, nor did they get approval for it. The building inspector informed me that they consider it to be a garage, not a carport, because it is attached to the boundary wall and my original garage and has a door in front, effectively enclosing it on 3 sides. I therefore have to have the drawing updated. I have indicated it on the original building plans for your information. The house is in a complex, and is zoned as Res 2. The carport in question is approximately 36m².
