This four-step process should help you find the right architect for the job of drawing house plans.
It's a standard 3 Bedroom House with en suite in main bedroom, need upgrade. Dining room needs extension to create entertainment area. Bathroom wall to come down, so that en suit become part of the bathroom. Main bedroom to be extended with en suite and walk-in closet. Close garage to create 4th bedroom. On the property is a shed that we want to shift to the corner and the plan also should provide for that. Kitchen needs extension. Lastly we want to build a pool of 5x4. Hope that helps
l have 84sm with an RDP on it. I would like to turn the whole yard into a rental project. My idea is to have 6 or 8 units according to standard. 4 at the bottom and 4 at the top. the RDP can be restructured & walls broken down to fit my expectations. Each unit must be divided into 3 : have a bedroom, toilet+shower & Dinning room. I definitely would like the plan to be approved and start work exactly this June. Please provide me with a price idea on redraw of an old pencil drawing as existing and then I need a new drawing that will show all the interior alterations that was done. House is approx sq. m. Single Storey with corrigated iron roof. The plan needs to be approved by the Overstrand town council, so, give me an idea on that as well

We are looking for a very basic plan to build a family home in the bush. Main house plus 3 cottages plus storeroom. Price matters a lot to us. We are not wealthy, We are clubbing together as a family. We would like to manage the project ourselves, but need a proper plan to get approved by the Estate Home owners association, prior to commencement. Total size not exceeding m2. Including main dwelling and cottages. (Budget constraints). Cottages may not have kitchenettes. (Estate rules) Must all be single story. (Estate rules). We pay a % building levy to the estate, per square m, (hence strict per square m guideline). Must have thatch or Harvey tile roof. (Estate rules). (we want Harvey tile). Price matters.
I would like to build a 1 Bedroom Flatlet (+-30m2) above my existing lounge / dining room of my house. It should have a separate entrance and a deck to take advantage of the peninsula views. I need a beautiful single storey farmhouse plan. The project will be in the rural areas in Queenstown hence no municipal approval required. The size of the site is 60mX20m and front facing the east. The house will have 3 bedrooms(one the rooms with ensuite), open plan lounge and dining room, with the kitchen nicely hidden from the lounge but visible to the dining room area,double garage, bathroom and separate toilet, small scullery/laundry, small linen walking closet/storage place.
I m in the process of building a house. Interior Designer expertise will be highly appreciated. I wish I had met with them before we can finalise the house plan, coz I believe the inputs were gonna be very valuable. I hope i can get someone at reasonable costs to be able to assist. The construction had just started, but hopefully they will be finalising soon. Hi We have a stand with a log cabin in Cape St Francis and would like to look at adding a more permanent brick structure onto it. The length is around 13,5m by 4.5m with a layout of potentially: a room 3.5m by 3m, shower/toilet 1.8m long, another room 3.5m by 3m this with a front section walkway of 1m wide and then the rest into a counter area for shelves or small kitchenette open storage/workshop space etc. The log cabin is apparently good for another 10 years or so, but we want to build this space onto it to eventually expand once the log cabin is end of life. Hence, we would like to understand the costs of this new section based on: 1. Ability to add on top double storey brick 2. Single storey only 3. Single storey brick and top storey wood. If the above has any price implications etc. If it is possible to understand a rough per meter cost for budgeting purposes that would be great thank you.
