Hi, I would like to build a semi detached two storey nutec house on a m² erf. House = 3 bedrooms, 3 bathrooms (1 en-suite), open plan kitchen and lounge, garage. 3 bedrooms and 2 bathrooms (1 en suite and 1 family bathroom) upstairs and then the open plan kitchen and lounge with 1 guest toilet downstairs. Creche/Pre-School = 3 rooms downstairs (2 classrooms and 1 playroom) with reception area, then the office, kitchen and toilet upstairs.
It's a 3 bedroom, main bedroom must have an ensuite and a closet, separate bathroom, open plan kitchen, dining and sitting room, double garage. I am looking to build a modernised house plan. id like to rebuild my old lapa as a project for next year. I have a pool table which id like to put in there as well as a bar counter. the inside will be open plan and id like foldable doors for the entrance, i was thinking an L shape design as it is in the back of my garden by a wall. if you could please let me know it would be appreciated.
I want to build a double story house on a m square yard. i want a five bedroom house with the main bedroom on top and a balcony. Double garage kitchen with more space, sitting room dinning room, two toilets on the floor plan and three bedrooms. On the ground floor I will need all the mentioned things and on the upper floor there should be my main bedroom, very spacious with the en suite, shower and a bath.
I would like to extend from single to double story. The plan must be approved firstly by the Home Owners association and then by the Tshwane Municipality and then by the bank (FNB). Currently the house is 3 bedroom, 80sqrs and would like a second floor that's also roughly 80sqrs. I attached a picture of what I would like, It is only for demonstration purposes. We have a three and a half bed-room cottage in Muizenberg Village. Its a heritage cottage around years old, There are no plans with council as they were destroyed in a fire some time back. However there is a heritage overlay. AS much as possible we would like to avoid the lengthly heritage process - so anyway we can work within the law and reduce the need for planning permissions the better. I don't know if this is possble by mainly doing internal changes? We would like to add bathrooms to the cottage, possibly in the side lane if possible, but alternatively within the bedrooms themselves. The cottage has a front and rear garden (with access to the rear garden via a sidelane), so we were hoping to design the house so that it can be split in half to two two-bedroom apartments which can be airbnb'ed. The lounge at the back of the house would need to be a bedroom and the kitchen and back stoep would need to be a small kitchen and living area. Then if necessary a door in the centre corridor could be opened and the house could be used as a five bedroom home.

Good morning I live in London, UK and own a house in Petrel Close in Camps Bay which is operated as a guest Villa by Nox rentals. I have obtained planning consent for the demolition of an existing garage and the construction of a new garage at street level and refurbishment and conversion of an existing garage into a fully-equipped gym with an external access passageway as shown in the attached plans. The existing architect who obtained the permissions has had a career change and is unable to assist with construction and completion of the building works. I am therefore looking to identify an architect to assist in preparing for the construction, appointing a QS and identifying contractors to tender for the works. I am flexible on the start of the process but would like to have an introductory meeting to look at the site and have a general conversation.
