This is basically a big hall/barn style house and all rooms inside will be dry walling. It will be a rectangular structure with folding doors in the front and an outside door in the back with a double garage attached. The walls should be 3 meters high as the main bedroom will be on a deck over the back side/kitchen area of the house. The two bathrooms will be above each other, with 5 windows at the bottom equally spaced to allow for 5 of 4 meter rooms whick includes the bathroom. There will not be a conventional ceiling in the house only boards in between the roof structures. But I need advice for the rooms. The kitchen and bottom bathroom will be beneath the deck which will act as a ceiling.

Our family owns a large property that was initially acquired to be an old age home. The home was discontinued during covid pandemic. The property is m2 And has an existing structure (building) on it. We are looking for a professional architect to guide us one 1. The feasibility to restructure and reconfigure the house into units for rent. 2. To what extent we can / cannot leverage the existing structure? 3. Assess the strength/ suitability of the current foundation and it capability to support a concrete slab to create upstairs units for rent ? 4. Highlight risks associated with the existing property structure See attached photos of what we had in mind We eagerly await your response.
Looking for an affordable quote and urgent (this week asap) assistance to draft a 50m2 cabin's plan I want to build in Betty's Bay. I will provide the design and full detail (not in a usable file format) to avoid time being wasted on changes. The architect can simply copy and paste my design to draft the plan and submit it for council approval this week in Kleinmond ...or I can submit the plan.
Basics. Cost effective. Low fire hazard. Off grid will be advantage. 1 bedroom, bathroom (dont think on suite) , open plan kitchen lounge Initial use for hosting Bible study and craft sessions. At least 6x6 open area. If needed easy switch to flatlet On a small holding...no municipal services Challenges: terrible turf soil Borehole water very hard.
Project is to renovate an old bryanston house in phases. Starting with the interior, ceiling, walls, floors for the entire house. then remodelling a newish bathroom and building a walkin cupboard from scratch for the main bathroom. We'd like to start with the end in mind, so to have a full picture of evertyhing, including the exterior walls and roof. We have a contractor we trust and have seen several projects he's done for friends but he is clueless when it comes to helping with the design/redesign, especially around remodelling the bathroom for more space and the walk in cupboard.
