When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
I need plans for a house like the one in the picture, see attached. Not sure of the exact sqm. The house is an older 3 bedroom, 1 study Sydenham home that has had some renovations done to it by past owners. But it still has old pressed ceilings and sprung wooden floors and is not open plan. The house also has some old finishes and non functional aspects. Our favourite aspect of the house is the view of the Linksfield Mountain which we would like to remodel the house to face as a feature. Currently the lounge and dining areas face the other side. We want to with economic and Pre existing structures remodel the following: A) Make the house open plan, functional and modern. B) Make the living area face the mountain C) Make the floors solid D) Have modern ceilings E) Have an improved entrance F) Have improved exterior modern design G) Have an on suite bathroom to each bedroom
A little about me: I am requesting assistance in styling a 3-bedroom apartment working with the layout in existence (no major rehab please). I expect to be closing on this week in a new development (Living/Dining/Entryway/Main Bed areas). My style is modern/comfortable/accessible. Yes......I want to extend the kitchen and side views and add rooms,also with one room in top with single stairs....and I. Want to also build on top of the wall fence fortunately it's manucipality side..... the extension I want it to be flat concrete slab for the roof..... three rooms extension with opening to the lunch which will be making the 4th room......the red lines are for an approved plan but I'm no longer interested in the same way but more similar to this .....all the red lines I want them to run until the wall fence the lounge and and the extension kitchen I want it to be rooms
We would like to get an idea of pricing in terms of architectual drawing for a 3 or 4 bedroom house, total open plan concept for the living room, kitchen, dining room opening up to a patio. Spacious rooms with ample cupboard space, 2 full bathrooms & a guest toilet, a walk in closet or open plan closet for the main bedroom, bringing in as much light as possible into the house. Single storey with a no ceiling structure.
The place where the extension will take place in in the village of Mount Frere, there is an existing structure and yard is a bit sloppy.
