I just bought a house and the current kitchen is too small and is upstairs close to bedrooms. There was a room that I believe was initially a garage which I would like to turn into a new kitchen but it's 10m length but only 3m width and now am not sure if this kitchen will be nice there. Again I would like to make additions. 2 bedrooms and living room, preferably a double storey add-on. Finally this house has a pool in front yard and I would like a privacy wall that will look nice .

Add to ground floor and fully extend upwards. Re-model ground floor. Ground floor: Lounge, dining room, kitchen, scullery and possible separate suite with full bathroom. Back porch. Convert double garage to double storey office with access to guess toilet. Top floor: 4 x bedroom with one ensuite, separate family bathroom and toilet, family room and two balcony's.
I am still in the investigative stage of my project. I have found a stand and I plan on making an offer. I want to build a single storey, 4 bedroom house all with en suites, a study, kitchen with scullery, double garage, braai area ,open plan living area. May i request an indicative cost for the architectural work.
I'm considering the possibility of adding a 2nd story to my house. Would like a similar layout to the ground floor with the exception of a kitchen on the top floor and using that extra space for a outside balcony section. House 60sqm and would want the top floor to consist of 2 bedrooms and a bathroom, with a open space for and entertainment area and balcony area. I attached the original plans for the house.
We are in the process of designing a home that is to be built in a wildlife estate in Hoedspruit, Limpopo. Key design features include: - Single story, between and sqm, 3 bedrooms with a double garage. - 35 degree Croma deck roofing. - Off-grid infrastructure with % solar power, Eskom power as back-up. - Underground grey water tank (Showers, basins excluding kitchen and washing machine water outlet). - French drain self managed sewer system, given that the estate does not accommodate for municipal sewage infrastructure. We have a proposed layout in mind with basic floor sketches available, which should make the architecture design phase of this initiative reasonably quick and easy.
The property is below road level n it very steep. We planning on cutting the hill n backfill the front..level n retain. After we cut, we planning on building 3 small bedrooms to accommodate bed n built in cardboards. With separate toilet n shower. Separate laundry room. On top, have double garage
Kitchen: I would like a quote for remodelling the kitchen in the house we have just purchased. I would like to remove all existing cabinets and install modern farm style green cabinets, with a wooden work top. We would want cabinets only on the bottom half and open shelving on the top, as it has a pantry and we would not need cabinets above. I would also like a matching island, preferably with a Butler's sink and space for 3 bar stools. We would also want to replace the existing sinks with butler's sinks.
I have constructed a patio/braai. I need to add the newly built patio/braai detail to my existing as-built house plan. The house is sqm and the patio +/- 36sqm I am looking for a draughtsman/architect to add the patio to my house plan and take it through the approval process with the Ekurhuleni municipality.
