Piece of land, bushes and trees etc, will have to work with the Parks people to decide on which trees can be removed or not. Architect must be willing to assist wit this and see where the house can stand and how the water system works, septic tanks, etc when drawing up the plans. He must work with a surveyor for the necessary certificates. I speak Afrikaans but my wife Katrina will assist in English. We are based in Pretoria and this is our land in the South Coast. We will liaise with the Architect on the logistics etc.
I did some remodelling inside my house, mostly opening spaces by removing a couple of walls. I re-did the kitchen and two bathrooms. I also added two carports, one in the front and the other at the back of the house. I now only need the new plans to submit to the municipality for approval of the work already done. The are no extensions of the house itself. I have the current approved plans from the municipality in my possession. Our team wants to construct residential complex, solar power station, and shopping mall on a ,sq.m. virgin land, which is about 10km outside Polokwane in Limpopo. The residential complex will comprise units of 3-bedroom houses on a sq.m. land. The residential complex will consist of 13 blocks and each enclosed block will have 40 units of 3-bedroom houses. The shopping mall will comprise shops and the total area of land for the mall is ,sq.m (parking spaces and kiddies play area included). The solar power station will power the residential complex. It will be build in-between the housing units to serve the two halves of the residential complex.
The plan should be three bedroom house. It should have a four bathrooms, with room each having its bathroom. The should be a laundry room, sitting room with a build in fire place, dining room and a kitchen (with a stove, dishwasher and stove sitting. A single double garage, outside small kitchen that can fit a coal stove.

I have a 65 sq m flat, single story. I would like to extend up until the 3 x 9m stoep and enclose. The roof is a zinc flat roof. The 3 rooms will be extended to the end of the stoep. A foundation will need to be installed. The existing 3 x shutter doors will be repositioned. The outer external walls are 50% complete already. Excuse the mess. We had a small storm that day. Can you give me a rough estimate what the costs will be. The Body Corporate have approved the extension. I just need plans to submit. I am overseas but can be reached on whatsapp anytime.

The building has already been done but our architect disappeared on us (we have reported him to the Architect's Council and the police as we had paid him for the work) and we now need a new architect to draw the plans and submit for approval. We can provide the drafts that the previous Architect had e-mailed us.
