I have a plot in the Overberg in Botrivier. I have sold my business and would like to move there in the early part of next year. I would like to build a 1.5 bedroomed home. I need plans drawn up and the assistance to take this for Municipal approval. I am vascillating between utilizing Nutec or brick and I am not sure which route to go with? My main concern is a very well insulated but sunny home that is reasonably stylish and cottagey and quaint but not overpriced. I have quite a lot of metal in my body and feel the cold enormously.

From what I remember their wishes would be to enlarge most of the rooms in the house and to have a double garage. We already have and guy who can draft for us, the only issue is that he doesn't have a SACAP number witch obviously will cause problems for when we want to send to council. So we want a architect to basically sign of our existing plans if possible to send to council. We are also aware that, that could also not sit well with other architects but since we have a tight budget, we can afford the guy drawing the plans for us Will have to ask the drafter for the exact amount but I think it's about the 8 spare meters or less

House is fenced from the sides and back, but no fence in front. I want a reverse L-shaped fence, from the one side of the house to the front. Side wall must be brick and plaster(white wall), and front wall must be brick and plaster foundation that's not higher than 30cm, with 3 brick and plaster pillars. Between the pillars, I will apply palisade fencing(steel, painted green).
I want to add a master bedroom that is ensuite with walk in closet and an double garage in front and a dining room with a living room, a bigger and open kitchen. My first bedroom should be wider as well. 2 pillars on the garage and a veranda with 2 pillars on the main door and a small veranda with 2 pillars on the kitchen door.
