I would like to extend the existing 3 floor house on all levels to a create a modern house. Ideally I would like to use steel frame and glass to take advantage of the views. Currently, the ground floor has an open plan kitchen and lounge, the middle floor has 4 bedrooms and the top floor has a family room and garages. I would like to incorporate two guest flatlets as part of the extension.
We are looking to build a 3 bedroom house in Vermont (Hermanus). We have already drawn up the floorplan and elevations (as we know exactly what we want) and looking for a quote to have the plans professionally done and submitted. We can also do with some advice on the roof structure/s and any other suggestions that might benefit us. The plot is level and the main part of the house is on ground level, with double volume, cutting into the slab over the garage.
I'm looking to build a lodge and I'm permitted to build a units. I'm not yet sure of my budget (which I'm trying to create now). I have 10 hectare of land and I want the lodge to be something of 5 star and also want a work section friendly to support business and work people who need accommodation and conferences.
Hi, I was advised by the council to contact a architect regarding internal alterations in my apartment. I have added a entryway (load bearing wall) to a room which I would like to convert to a lounge, close off my passage way and add a shower, basin and toilet to my lounge area. I need assistance in submitting these plans. Please advise cost etc.
To whom concerned I have an interest for a simple extension to include a small bedroom with simple en-suite adjacent to a laundry / utility space connecting the existing kitchen. Main house roof is pitched & will be parallel to this 3 walled extension of +~ 15-18 m2. The roof can be flat with or single pitch with skylights. My main concern at the moment is to attain compliant plans & permissions only. Further to this a second project is a small simple 1 bedroom cottage modern design aesthetic to the property. The available space is small & may need a loft or upper broom layout. Trusting you may propose a favourable design. This design work may suit a junior architect if this is ok to say. Kind Regards
I would like you to build me a one large bedroom cottage with lounge big enough for couches and a pool table, and small kitchen area to cook and eat but it must open plan with lounge. En suit as well with space for built in wardrobes. If possible I'd prefer my room to be upstarts where it will have a balcony overlooking my village.
1. I am buying a house and would like to re-do the kitchen and break out a non bearing wall, move the garage door and front door and the one window. 2. It has a built in patio with the same pitched roof and ceiling and sliding doors, but the floor is sunken from the main house by 15cm odd. I would like to level the floor as the same level as the main house. 3. Then I would like to extend the patio room out by maybe 2.5 meters with the same pitched roof out and enclose as a larger patio
The land is sea facing so we are looking to maximise the views when building this property. it will most probably be a double storey as we need to get as much height so as to enjoy the full sea view, however we are open to suggestions. the house needs to be modern home with more glass then brick with a really good seaside look and vibe.
I need triple storey. Ground floor big garage (for 6 cars) with 1 room to accommodate a 5 seater couches a fridge and a bed, include an ensuite there with shower and toilet. First floor Dining room, sitting room, 3 bedroom, 1 bathroom (shower and a corner bathtub) and a toilet. Top floor just 1 very big room with a swimming pool. The room will be more like a glass house.
I currently have a single storey house and would like to convert a part of it to a double storey. The new build would include a main bedroom with ensuite + dressing room, upstairs pajama lounge...and If possible, a second bedroom as well. I would also like to include a garage (ideally) attached to the main house.
