How to choose the right architect for your house plans?
This four-step process should help you find the right architect for the job of drawing house plans.
I'm looking to: See page 1 of plans: 1. Remove the walls behind the "Bar"; 2. Create as much south and west facing windows as possible in "existing diningroom" (similar to "w4" and "w5") See page 2 of plans: 3. Add a new bathroom next to "Bedroom 4" in what is now the "Foyer" to be used by "Bedroom 4", containing basin, bath and shower as well as shaver plug; 4. Close "Existing Balcony" south of Bedroom 4 with a slab to create another bedroom, bedroom 5; 5. Change plans so that the bathroom west of this new bedroom 5 is linked to bedroom 5 (move door) and possibly make bathroom smaller so that new bedroom will be larger; 6. Extend the new bedroom 5 into "Existing Bedroom 4" to create a walk in cupboard; 7. Close the double volume and remove wall between "double volume" and "existing TV room" 8. Extend "existing main bedroom" into "existing main bathroom" in line with east wall of "existing balcony", making both "existing main bathroom" and "Existing Dressingrm" smaller 9. Close "existing balcony" north of "existing main bedroom" creating study/kitchenette 10. Create as much south and west facing windows as possible in "existing TV room" (similar to "w4" and "w5")
A 4/5 Bedroom house. Upstairs Main Bedroom to be replica of the Ground Floor bedroom. The two Kids bedroom to share 1 bathroom (En-suite) for both rooms. 1 additional staff quarter with a bath and shower. Two Lounges, 1 upstairs and 1 downstairs. 1 Dining, 1 Kitchen on the 1st Floor and Open plan kitchen in the patio on the ground floor with Sliding windows. Three Garages. House has to be a green house (Insulation between the bricks and on the roof to help with the winter and Summer weather). Kitchen to have Glass Roof. 1 Small Prayer Room.
We need a quote for our client on what it would cost to sub divide 18 Hoopoe Hideaway as he has 2 units on the property-1 3 bedroom house and 1 2 bedroom house(flat) water meter is on 1 incoming from municipality.My client wants to sectionalize the 2 houses so that he can sell separately.There are many duets in the area so we see no reason why not.He needs municipalital cost of seperate water meter and subdivision cost as well as all your costs.
I just bought a new stand in Polokwane and looking to build a to sqm house with 5 beds, 5 baths and 2-3 garages. Currently, I'm looking to get a plan completed and looking for 2 cost options: if architect provides approved plans only, and also if architect were to project manage until the end of the build. The land is undeveloped due to is situated in an ingonyama trust in kzn around Empangeni, therefore it would not nercessary require approval from the local Municipality, I have a copy of land survey, I commission this through independent surveyor, part of the desired plan must a 1st floor and ground floor. Should formal meeting required I will be available, however a plan MUST be morden..

I need someone who can help me choose suitable wall decorations, lighting and furniture colours that complement one another. I want the consultant to consider what is available in the house and help me choose colours of what is missing, as well as help by suggesting wall decor. It would be ideal if the consultant is able to simulate and provide a picture of what the house would look like at the end of the project.
