We are looking at building a loft apartment above the garage as well as renovating the interior of the main house. The main house renovation will include interior redesign of bathrooms and a kitchen as well as extending the kitchen to incorporate the courtyard. We are looking for an architect to do a site visit and advise us as best they can on what is possible and on what might not be.
I bought a property from sellers and essentially bought 4 walls and a roof because the building was gutted. When I bought it, there were some issues with the roof and I needed to fix that. The original plans for the building were drawn by a draughtsman and I am now being told that those plans are no longer sufficient and they need to be redone by an accredited architect.
I needs an H shaped farm style design. The house must have a big veranda and must have a left wing and right wing. There needs to be a kitchen, dining room, bedrooms in the left wing. The right wing needs to have my main bedroom which will be an en suite and it has to have a kitchenette as well. Open plan. The main idea is that I am able to have my own space at one side of the house if I wish to have privacy.
Good day Please note I have taken a shop in Pretoria CBD Arcadia to be specific with my land lords being city property. I need an a sacap registered architect design for our next shop sized at 49sqm. The land lord needs to send it to council for approval and the one we had they said was ok but not not fit for sacap approval So we wanted to submit ours to be re designed and approved. Please advise the requirements for such and how long it will take to prepare it. Cause we need it ASAP.

We have a 3 bedroom house. My wife has some ideas of rearranging (or should I say remodelling like changing locations of the kitchen and garage and bedrooms within the house) the house and also adding an additional bedroom. I am hoping to set up a meeting/consultation where the architect could give us some suggestions regarding what could work.
House is a double story in a country cottage style, currently in an L-shape. We would like to extend the kitchen on the ground floor and the main bedroom above it. An en-suite bathroom should be added at the end of the main bedroom. Damp wall, our insurance is not responding... we have to do this ourselves. Can you please send someone asap. Water is leaking through the walls. Standard send people out to fix it. First the shower in the bathroom, then they fixed the leak, then in the kitchen. But water is still leaking through the wall. We called on our insurance with standard bank, but no response. We will do it ourselves because that wall is about to burst. We also need an professional to let us know what to do. The reason why we looking at an engineer is because of structural damage. Weather the is structural or not.
It is situated in a sqm yard and I am in the process of applying for building lines relaxations so that the extension can fit while leaving 1 meter from the right, 1.6m from the left side, 2 meters from the back and 1 meter from the gate. I would like the home to look as modern as possible. See attached pictures.
