Good morning I live in London, UK and own a house in Petrel Close in Camps Bay which is operated as a guest Villa by Nox rentals. I have obtained planning consent for the demolition of an existing garage and the construction of a new garage at street level and refurbishment and conversion of an existing garage into a fully-equipped gym with an external access passageway as shown in the attached plans. The existing architect who obtained the permissions has had a career change and is unable to assist with construction and completion of the building works. I am therefore looking to identify an architect to assist in preparing for the construction, appointing a QS and identifying contractors to tender for the works. I am flexible on the start of the process but would like to have an introductory meeting to look at the site and have a general conversation. I shall be in Cape Town this 18 /12 to 4 Jan and was wondering if you are available for a meeting.

I am an indigent older person with life rights in a retirement village. We pay a levy for management services . A generator has been installed so that those with "oxygen" machines are serviced during load shedding. The Generator is fully enclosed and free standing and adjacent to a brick wall we ask if it is necessary to have plans drawn and BCMM approval for the "lean-too" roof. Our Municipal building inspector has advised verbally that it is not necessary so we ask for a second opinion as the extra expense would be a heavy burden for us oldies.
The front door to my property is rotting and I need to replace it. The property is part of a sectional title so it need to be compliant with all the other doors in the complex. I have attached a picture of one of the other aluminium doors in the complex. It would be to fit and install a standard size front door. Piece of land, bushes and trees etc, will have to work with the Parks people to decide on which trees can be removed or not. Architect must be willing to assist wit this and see where the house can stand and how the water system works, septic tanks, etc when drawing up the plans. He must work with a surveyor for the necessary certificates. I speak Afrikaans but my wife Katrina will assist in English. We are based in Pretoria and this is our land in the South Coast. We will liaise with the Architect on the logistics etc.
