Small 2 story home , flat open erf sq meter erf, located in central town (plettenberg bay) . could be between 85- sq meters. At present it's a 3 bedroom flat with built in cupboards in two rooms. A kitchen and lounge. One bathroom with bath tub, toilet and basin. I would like to have an open plan kitchen and living room. No formal lounge. Reno current bathroom including a shower over the tub. Convert one bedroom into a dressing room with an bathroom and walk in shower. Change current window frames to aluminium with trellidoor style burglar guards. The huge wall to wall window in the lounge must change to aluminium French doors with trellidoor burglar guards.
This will need to be a 3 bedroom house that is open plan. We are looking at the prices of standard bricks and / or Building blocks. We have a plan that has been approved however, the plan is from another ERF and the elevations on the plot is more or less level. Ground is Sandy as far as I can tell. We need a builder that is NHBRC registered that can work with the bank. Attached is the plan, how ever, we only need the house done with the patio, not the garages ect. if that can be quoted separately to see how far we ca go
