I haver an existing IBR roof with the following issues: Flashing removed at parapet joining at all resulting in leaks all over the roof. Pitch is too low. Wood used is and not . Wood is rotten at some places. Beam in lounge is not according to plan leading to sagging. IBR sheets is still the old solid IBR and can be taken off and put back. I am not sure what the damage is underneath

I need a quote for a 1 bedroom 72 sqm cottage in nutec or timber. Bathroom will have a basin, toilet and a wetroom shower. High open ceilings. Built on stilts. All plumbing and electrical finishes as well as bedroom and kitchen cupboards. A deck. Gas Geyser, gas hob with electric oven. A veranda. My budget is tops R .00. Complete house and shell only with electrical and plumbing. I do not have plans but I do have a sketch (see attached). Must be a registered NHBRC builder. Just bought a vacant land, I just want to have a double storey house. When you walk in the first thing you seee is a big hallway faced by stairs leading to the bedrooms . Each bedroom with ensuite and a walk in closet. I would love 3 bedroom up stairs and the other 2 bedrooms downstairs. I want a big kitchen that would oppositely face the dining room. Also want two lounges one large, and the other one medium small.
