Hi, I think my problem is the parapet wall, as I had proofed the roof previously...with pap & lap, then rubberized. But the problem persist. I thought of removing the flashing and replace with new concrete. What would you suggest? I'm getting desperate. Please help. I know it is a bad timing, but I would like to start the process.
The site is a triangle. A small front equals to a car gate area. I have a plan draft which depicts a small double storey house with a basement. My plan has one large en suite bedroom, small kitchen a lounge, 2 bathrooms and a dressing room on the upper floor. An entrance hall and staircase on the ground floor. A basement underground. The roof is concrete and has skylights which are protected by burglar guards. The whole house will built of concrete like a bridge. Three small windows only; 2 x for bathrooms and 2 at a passage. Skylights and a number if top and bottom ventilators. Security against looting and buglar is emphasised on plan. Dust also is considered. Only one door. Top door leading to the roof.
When there is a rain everytime my house is flooded with rain water coming from the shower drain trap, bathroom drain trap . What is worse is the sewer and storm water drain pipes they release in the yard. It looks like there is a blockage in house pipes. Can you kindly send me a quote please see how i get affected.

I would like to build a 5 bedroom modern steel framed house in a village on a tribal land. I have already bought the land (60m x 30m). I estimate the house to take up approximately sqm as it has to be a double storey. I have attached a pictures to provide an idea of the kind of a home I am looking to build.

I have two areas with parquet flooring - 1 off approx 36sqm and the other 15 sqm that is partially sanded and sealed. I want to resand and reseal both these areas. No skirting required. Please quote these 2 off areas separately. I also need informaiton on the drying/curing time in which the area cannot be used.
I have recently build a bricks & cement pond, about 1.5 wide, 2.5 long and 1.2m deep and have applied ram rapond polyurethane in an attempt to have it sealed inside. There are still leaks and would like to have bitumen or simular applied to seal. I hope to find somebody who can spray it on. The pond is easily accessible by a vehicle. Please quote to have it sealed. Non poisonous for plants and fish please.
There are 4 parts: [1] remove bath and shower and build new shower and move toilet; retile area; [2] break through from kitchen to bedroom and build small wall for passage and fit door, possible move of electrical work in kitchen; make good and paint; [3] add new heritage column to veranda and put in new wooden beams and sheet metal roof and make good; [4] remodeling of the existing bathroom - tiling, new bath etc. These 4 items might be done in phases and not all at once, depending on costs.
Need only amount per square metre to make budget. I am thinking of selling my house ( build 8 years ago) and try to determine a selling price. All I need is more or less a tariff per square meter of current building cost to help me to calculate a selling price. This is a normal house in Wildlife Estate. Regards
