The water is getting under the belcony tiles which has caused dampnest of my wall and the paint is pealing off. It's only 6sqm the tiles has to be removed, and torch-on bitumen applied then re-tiled. I want it done as soon as the walls and the belcony has dried completely. Because the last guy that did it said it would last 10 years and it's not even 6, the second picture is to show the state of the walls directly below the belcony. I Have 2 x adjoining room spaces with existing concrete slab roofing Approximately 90sqm in total. When i say slab i mean, this was not done to standard by the looks of it. When it rains it leaks and varies probably between 50 - mm thickness, butt brittle as it can be. Bought this house as is. Concrete is cracking and breaking off and pieces fall down. I would like to replace the concrete roofing with IBR sheeting. Need a new registered with Municipality drawing for the change and also would like to break through one wall which already has plinth supports in (this was a large window previously it seems). We will do the breakout and build with our own contractor.

We're purchasing a home in Westdene and a general home inspection revealed some defects in the roof. We'd like a specialist to inspect and advise on the extent of the defect (how critical it is), give options on fixes and estimate the cost of fixing it. Hello I've got the metal roof that still needs to be redone and I'm not sure what type of roof is inside the house it's a normal roof white but I think water somehow went into the roof now it's just sitting there and causing my lights not to work and there's a leak next to the light bulb holder. After 1-2 days of continuous rainfall in our area water has somehow penetrated one section of our tiled pitched roof on the eastern side of our house and dammed up in a pool about 1 square meter wide on the inside of the lounge ceiling below from where it has saturated the surrounding ceiling board and dripped through nail holes into the lounge.
