Do I need an architect if I want to build a house in South Africa?
A professional that is registered with the South African Council for the Architectural Profession must submit the building plans before extending, renovating or building a home.

Build in three sections. Main Home, section 1; office and guest room, section 2; and Granny Flat, section 3. Want to build Main Home (section 1) now with rest later as funds become available. Plans have ben approved by council. Front Perimeter wall (segmented by "hip high" columns with a 20mm/maybe more brick upstand linking them - wooden slats - picket fence-esk style). This wall will run to the driveway gate Driveway will run the length of the house to the double garage (this will not be shown on the plans but I thought it was worth mentioning) Double Garage (dimensions of 6mx7m length) in the South East corner situated behind the main bedroom's en-suite - Flat roof, same design as the house - it will need to match the same slope etc. Rear perimeter wall (block is indicated on the plans but vibracrete will most likely be used) connecting the garage to our neighbours vibracrete wall Side perimeter wall on neighbour's boundary line (made of block - "hip high" as well approx 1m) running from the garage down the driveway to driveway gate (building line) Deck - If a separate quote could be provided on the building of a staircase leading to the deck as indicated by the plans Driveway - needs to be leveled and paved, separate quote on this can be provided as well Preferable start would be late April, early May
I am Looking to build 2 Tiny units of about 75m2 each attached together in a U Shape with a small dipping pool in the opening of the U. Open plan kitchen, one standard bedroom, 1 open loft bedroom and 1 bathroom for each unit . I would prefer that it be someone familiar with building regulations of Santareme.
Damp wall, our insurance is not responding... we have to do this ourselves. Can you please send someone asap. Water is leaking through the walls. Standard send people out to fix it. First the shower in the bathroom, then they fixed the leak, then in the kitchen. But water is still leaking through the wall. We called on our insurance with standard bank, but no response. We will do it ourselves because that wall is about to burst. We also need an professional to let us know what to do. The reason why we looking at an engineer is because of structural damage. Weather the is structural or not.
It is situated in a sqm yard and I am in the process of applying for building lines relaxations so that the extension can fit while leaving 1 meter from the right, 1.6m from the left side, 2 meters from the back and 1 meter from the gate.
