Is it cheaper to build or buy a house in South Africa?
The short answer is that it is cheaper to buy an existing house in South Africa but every year less so.
I have an open balcony on top of a concrete slab. Under the balcony is my scullery as well as a bedroom. Between the tiled floor and the wall around the balcony, water is leaking into the scullery and bedroom. The leaks are only just where the roof and the wall meets, not any other places on the roof. In the corner of the bedroom you can also see the damp on the wall, just opposite the one outlet of the water on the balcony.
Specification: Waterproofing to concrete retaining walls to be one layer Derbigum CG4 waterproofing membrane, with mm side laps and mm end laps, sealed to primed surfaces by means of 'torch-fusion', to receive Delta MS8 Delta MS8 preformed high density polyethylene dimpled drainage and protection layer to receive compacted fill, to engineers specification, on top of geo drainage pipe system as per engineer's specification. Waterproofing to be installed by an Approved Derbigum Contractor under a 10-year guarantee. Want to remodel the kitchen, this includes the following: 1. Breakdown 1 wall and build a wall where there is currently an entry way 2. Install new cupboards, counter tops, island, lights, appliances, faucet, back splash, floors 3. The space is estimated at 10 square meters 4. The style will be Traditional and color scheme is White with little insert of light wood cupboard and dark island. Light counter tops and gold handles
The bathroom, laundry & garage had been added to the existing house and sone time after the initial build, the corrugated roof of this new structure (which includes these 3 areas) was raised. When it rains, it leaks into the old structure on one side (that we are aware of) where the old and new structures meet..
I'm considering the possibility of adding a 2nd story to my house. Would like a similar layout to the ground floor with the exception of a kitchen on the top floor and using that extra space for a outside balcony section. House 60sqm and would want the top floor to consist of 2 bedrooms and a bathroom, with a open space for and entertainment area and balcony area. I attached the original plans for the house.
Kitchen: I would like a quote for remodelling the kitchen in the house we have just purchased. I would like to remove all existing cabinets and install modern farm style green cabinets, with a wooden work top. We would want cabinets only on the bottom half and open shelving on the top, as it has a pantry and we would not need cabinets above. I would also like a matching island, preferably with a Butler's sink and space for 3 bar stools. We would also want to replace the existing sinks with butler's sinks.
Need a quote on wetworks: To lay mm slab in one of the spaces (30 to 40m2). Once done to screed the entire m2 space and float. Conduit to be installed in the floor to facilitate plug points (can be discussed onsite). To straighten plastering (or remove entirely) plaster on soffit and concrete beams in space. To screed 50mm to 80mm in another vacant 90m2 space and float.
