Do I need an architect if I want to build a house in South Africa?
A professional that is registered with the South African Council for the Architectural Profession must submit the building plans before extending, renovating or building a home.
He respected my opinion about the structure to be drawn as an extension and he is time conscious. Would recommend SmartHand Design for any Architectural plans.

I need a quote for the plans of 1 bedroom 72 sqm cottage in nutec or timber. Bathroom will have a basin, toilet and a wetroom shower. High open ceilings. Built on stilts. All plumbing and electrical finishes as well as bedroom and kitchen cupboards. A deck. Gas Geyser, gas hob with electric oven. A veranda. My budget is tops R .00. Complete house and shell only with electrical and plumbing. I do not have plans but I do have a sketch (see attached).
We only have preliminary designs done but we know exactly what we want. 2 x 9x6 Nutec houses joined with a 1m passage. Similar outlay for each: Bedr & bathroom on each side with a 3x6 kitchen-lounge in the middle. We would like to extend or increase the room sizes of the current house. For example, increase the bathroom space to allow for a shower. Increase the lounge and kitchen space as well. We have approved as-built drawings and require new layouts for municipal approval. The date of the house renovations is not yet confirmed.
I have 8 completed garages and want plans to convert 4 or 5 garages into home and other 3 or 4 stays garages. The plans i currently have shows it halved into 2 homes and plans are not approved by previous architect. I purchased it in this manner. I need to still activate electricity and water but only until plans are approved.
Just bought a vacant land, I just want to have a double storey house. When you walk in the first thing you seee is a big hallway faced by stairs leading to the bedrooms . Each bedroom with ensuite and a walk in closet. I would love 3 bedroom up stairs and the other 2 bedrooms downstairs. I want a big kitchen that would oppositely face the dining room. Also want two lounges one large, and the other one medium small.
Good Day - I am looking to do some internal changes in the house. I would like to open up the inside walls between the family room, dining room and kitchen. We need to understand which walls can be removed and which can't. From the plans we are not able to identify - therefore I am requesting quotes to see what new plans (if needed) would cost and how best to tackle this project. Thanks

Turning vacant land in a complex into my dream home. With the estate guidelines and the architects skills, I would like to design a small two bedroom house to start of with and later extend when I can afford. This will be my first build and finances are not sufficient so I will be working extra hard to rake up funds as the months go on.
Its a wedding venue with mini water parks included. 1.Will have two separate wedding venues which can happen same time. 2.Mini water park that will consist of three swimming pools 3. will be lapas around. I need the costing for the project to submit together with my business plan,when its succesfull with work together to build the place. Currently the land has been secured and fully paid in process of rezoning.
