Ca - sqm 5mm grey fibre cement shingles, size ca 40 x 60 cm. These are now cracking/disintegrating. To be replaced by same type shingle in 9-10mm thickness, as has been done on part of the building.

Garage roof is rusted through in spots, leading to water leaking through, damaging garage wall and door (see pics). Part or all of the garage roof may need replacement. Original roof is galvanised mild steel. Floor size of garage is 32m2, so roof is slightly larger than that. Roof is only slightly sloped (see pic).

I haver an existing IBR roof with the following issues: Flashing removed at parapet joining at all resulting in leaks all over the roof. Pitch is too low. Wood used is and not . Wood is rotten at some places. Beam in lounge is not according to plan leading to sagging. IBR sheets is still the old solid IBR and can be taken off and put back. I am not sure what the damage is underneath
