Hi I need your help in design a plan for a new 3 bedroomed house. I'm hoping to build this house starting June this year. My plot size 85*85. The house to be predominately glass , 1 level and modern. With the following: 1 lounge Master bedroom with enough space for a semi ok lounge, master bed must have walk in closet and ensuit. Other 2 bedrooms to share 1 full bathroom inbetween the rooms through joining door. This full bathroom to have a shower and bathtub toilet. Kitchen with scullery Dinning area Foyer at entrance Guest toilet separate No balconies Master bed and lounge to have sliding doors Patio infront of the lounge I like the airiness of the open plan look and wishing to keep that for this design. The house will be built outside the municipal area's in the rural districts of pmb. Next to the house I need a Morden thatched rondavel. With a Morden entrance and windows. I've already sourced 80% of the Material and only require labour. the following is required: - Foundation and brickwork - Plaster - Plumbing. The roof is asbestos. I need an architect to investigate whether there was misrepresentation from a developer, the quality of construction activities, whether the finishes provided are at the same level as what was planned/offered, and whether there were breaches in any housing/ safety regulations. We have added a door between the house and the Garage ( Single door) We have an outside building we want to put a roof between the main house and outside room (4mx5m) We have a sliding door that opens onto a paved area which we want to add or extend the existing roof to up to 1.5m from the boundary wall ( neighbours are round about 3m away from boundary wall ) 5m wide but only 3 out I need a plan to put all the addition I made by myself. I need assistance with tying together a small living room and dining room space so that it flows into each other. Already chose couches but the colours may pose a challenge because of the kitchen design I do have pieces I'd like so would also appreciate input on incorporating them. The idea for the house which we will use at retirement in a few years time would be as follows: --80--90m2 max total interior floor area. Ideally the house should face North to take advantage to the light and perhaps a bit of the mountain view. --3 bedrooms (one of which must be on ground floor should the design be for a two storey building to accommodate us should we not be able to access the second floor (due to old age, for example). --2 bathrooms --To be added in another phase perhaps: a garage (for one vehicle, but with additional space for a laundry and tiny workshop area). Access will be possible from the garage into the house. We came across a design on YouTube that we really feel captures most of what we are hoping for in the house. I have drawn a plan and had it approved. I built part of the plan and my builder built something else which is not part of the initial plans that were approved.
