The leak is only on one side of the pitched roof close to the parapet wall. The leak is intermittent depending on the angle of the rain. On inspection the tiles all appear to be in good condition and no cracks were found. It could be something to do with the flashing installed where the tiles meet the wall.

My roof leaks every time that there is heavy rain. If there is continuous light rain, it will not leak. It leaks mostly on the Eastern side, but if the heavy rain continues for a while, then it leaks everywhere in the house. My husband keeps insisting that it is the wind blowing in rain, but even when there is no wind and only heavy rain it will leak.

My patio and garage roofs are currently flat roofs, constructed of metal sheeting covered with torch-on waterproofing. The patio roof was damaged in the hail storm in November last year. I would like quotes to replace both of these roofs with proper angled structures, with either tiles per the main house or metal sheeting of a matching colour. I got a quote for vinyl flooring with skirting amd sealant and self-leveling, but it's too far above my budget. I'm willing to do laminate and see what's the best quote I can get. I wanted sealant because there seems to be water coming in, but we've sealed the roof and the courtyards where there's water build up during rain.
Hi there I am in the process of purchasing a home. It currently has a flat sheeting roof which has started to leak. 25m2 Shutterply floor to be covered by roof and ceiling and then allround glass stacking doors to follow. Once completed, let's cover the shutterply with a beautiful cost effective vinyl. Looking to purchase the vinyl and install myself, alternatively could be installed by supplier if the price is right.
