We are converting the current kitchen, dining room and lounge in our house into an open plan home office. I need to know which walls are weight bearing and which walls can be broken down. The job mostly entails demolishing walls, removing door frames, removing window frames (and saving these for use in other areas of the house), as well as building an addition/extension to the house. This may include redoing the roof where we are extending.
We have a vacant land and need a contractor for a nutec building on the vacant land. We need a 3 bedroom house with on suite bathroom for main bedroom and an extra bathroom for the rest of the house.Big living area and open plan kitchen.Double garage also. The House must also have a front porch to relax on.Also an indoor fire place.
2 storey house Ground floor- totally open plan... counter only for kitchen. Only other room is bathroom-toilet. 1st floor - as many 3 by 3 room to fit into square metres. Make provision for corridor. Each room with a 2 by 2 ensuite with shower, hand basis and toilet. Built in cupboards in each... 3. Roof top - for entertainment... include a braai and electricity outlets. A handrail for safety running right round.
The thing is I am looking at buying a property in Sunninghill. it is a loft apartment in Sunninghill in one of the Sands developments. and I was wanting to get an idea/quote on doing an extension to the loft deck...its about a 2.5 x3m extension. I have two idea/option I would like to quote on to see what would be more worthwhile. my one thought is to leave the stairs where they are and just extend the deck out to the wall my other idea is to move the stairs to the other side, loft staircase style, in front of the door instead of the opening…
We would like to extend an exterior wall (our living room) out by one meter into our yard as it is difficult to arrnage furniture in the small space. The wall is 4meters in length. This means an extension of 4sqm. We would like to complete the project with block and would not mind a flat roof extension (our current roof is pitched).

We have a three bedroom house with a huge living room and rather small kitchen.we would like to renovate and move the kitchen to another area etc.we would also like to to see if we can add a bathroom in the main bedroom and use some of the bigger space where the living room currently is to add stairs to the top which will lead to a balcony.the balcony must be like a braai area at the bottom or a relaxation or entertainment area
We are buying a sq meter house, it consists of a double garage and house, we want to add on a front section to the house that ties in with the garage on one side and the existing house on the other, so adding two walls will add a new room. Additional we want to add one more garage on the side of the existing double garage, so 3 walls there to complete that garage. Then we want to add a braai room behind the existing double garage and house, so 2 walls to make that room. Finally we need to enlarge a bedroom at the end of the existing house, so 3 walls to add that space. Then on top of the garages we want to add a top floor with 2 bedrooms, a bathroom and a teen lounge. The additional space is sq meters. The new front section gets a tin roof over the whole length and the back add on gets a extension if the existing tile roof. Included below is the house plan where I indicated what is already built, they never finished building the house to plan, and then a sketch of what we want to do.
