Upstairs would include a main bedroom, bathroom and small study and balcony. Stairs would run from the new lounge area upwards. I will be getting architectural drawings done in February, we will send them to you once we have them for a more accurate quote but would appreciate a good estimate of the cost in the mean time so I can also look into getting financing from the bank. Portion of roof over double volume has translucent sheeting (I think it is glass fiber installed 20 years ago: 4 sheets wide and c. 1,5 M long on both sides (E and W)) which was damaged by the recent hail storm. A small hole (± 20mm) appeared after the storm. So I guess the sheets will have to be replaced with corrugated polycarbonate sheets.
I like to shop at second-hand and antique stores rather than buying brand new boilerplate stuff. This is not necessarily to save money, but for the character and pieces that are interesting. The house is just over sqm, with large living/dining area and 2 bedrooms. Kitchen and bathroom are largely set in stone. I need serious working space somewhere. My style is kind of traditional farmhouse, but not cluttered or fussy, with a touch of eclectic.
