We would like to build a 4 bedroomed, double storey house, X2 Garages, x2 Bathrooms, X1 large living space. House to be build in rural area, in Sterkspruit, +/- kms from Bloemfontein. However, there's no building plans except just a piece of land to build on. All I need is an idea of how much such a property could cost, building plans, landscaping and construction. Would also appreciate your advice and guidance.

We are moving into our new property in Rondebosch East over the next few weeks and there is a back part of the home that I need some advice on. The back part of the home has metal sheeting and I would like to extend that area roofing over the open area as well to create some privacy. Need someone reputable who will be able to give the best advice.

Looking for Nutec or timber or other reasonably priced building material. Also want, 10mx4m swimming pool. Still looking for land, so need pricing at this stage. Stand size we are looking at will be around sm. Also need boundary wall, site clearing, water and electricity connection plus back up water tanks and generator connection. Fittings, middle of the range, not the cheapest or most expensive. Have come up with some rough plans, so can send them.

Project in early stages of planning. NPO being registered still. Existing structure in Bokkie park will be extended out towards the dam. same dimesions as existing structure. 21m long by 6m wide. We have a cottage on our property that was once a garage. It has a bit of a strange design currently and we are looking to improve it. We want to make a bedroom by dividing the bathroom (which is currently huge) and also put a door and window at the back of the cottage to lead outside into a courtyard/deck garden. The new bedroom and new bathroom would also need windows put in. The current style is cottage windows and we would like to keep this style (but need to factor in security). The outside area is currently a wood store, so we need to build the deck and pergola and create a nice outside area. Drainage would need to be put in to ensure water doesn't collect from the mountainside. We would like our kitchen improved significantly. We would also like our bathroom redesigned and improved. We have a limited budget. There is a security concern from the back of the cottage (which we think is why there haven't been doors or windows inserted before) and we need to fence off the back area and screen it off from the mountain so that people can't see into the property, so we are also looking to put screening up (probably latte fencing). There is an existing gate that leads to the mountain, which is currently a security concern, but we would like to keep this if possible, but make it more secure. We would love to hear from builders about ways to approach this project - quoting on the full job, and also advising, if necessary, on a phased process, if we do not have all of the necessary capital immediately. We would be looking to start the project in May. We hope to have the project finished by September . I don't think we need building plans as we aren't changing the shape of the shell of the building.
