Which is better, a carport or a garage?
We need to re model 4 lodge houses, making extensions, new badrooms, toilets, roofs, building a nice boma , new restaurant, bar area and new pool including deck. Tearing down a giraffe house and build it with new materials on a different spot. I only look for labor staff and a professional foreman who has experience
Good Day, I am looking to renovate and/or extend an existing garage into a bachelor pad and add an addition unit either above or alongside. I already have an architect and engineer but before I sign them on I need an estimate of the construction phase of the the project and which would be most feasible. I we do a double story we are looking at an L shaped unit Appox 8m by 3m (2m of the 8m by 5m). If we do to single units the garage is is currently Approx 6m by 3m (2m of the 8m by 5m) and the second unit will be Appox 6m - 8m (depending on council approval) by 2m (2m of the 8m by 4m) . I would prefer an onsite visit to discuss our options.
We want to build a 12x24m steel structure on a 12x24m concrete slab to design a double storey house. The steel pillars will be 7m high. The steel structure has already been quoted on. I am needed a rough estimate for the cost to finish the house, that is to brick in the walls, build kitchens, bathrooms and bedrooms. The entire downstairs will be open plan with perhaps one of the 4 bedrooms in a corner and a guest toilet. Half of the space upstairs will be used as the second storey and the other half will be left open and will be double volume. 3 bedrooms upstairs, master en-suite and a shared bathroom for the two other rooms. We’re looking for large open plan living. Maximising the views down the valley. Architect plans will be drawn up early this month and can then be shared.

I want to convert garage and back room to a small 2 bedroom apartment. Original plan attached. I also want a new roof and ceiling for this building to be installed as the current roof will be removed. Building currently does not have a ceiling. I will be using the current footprint however the existing toilet has to be moved from where it currently is to more or less where the garage is, right next to staff quarters shown on original plan. The units are prefab, so im looking for services like, connection to services, geyser, stairs, decking, pool, paving, boundary walls. Please tell me about your process and costing for such a project in Somerset West or Gordons Bay area. Project is at the feasibility stage, and therefore only looking for cost estimates and contact details of shortlisted contractors.
We have one and a half walls built already. I have attached an image of how other garages are built within our estate, if we could make it flat (assuming we would need a gutter system so water doesn't stagnate on the top), as we will eventually look at building the third bedroom above the garage later in the year.
