Please study these attached drawing plans, which are to be taken into account and ALL construction materials are to be standard and good quality --- NO China products, any imitative products or non-SABS approval products are accepted. Kindly provide us with a rough bill of finishes and project costs on everything on the building plan in your breakdown quote as shown in the building plan as well as follows: - • Substructure: plain and flat level of land with no slope or sleep fall of ground, only standard 20MPa concrete foundation, a minimum of xmm strips without reinforcing system; • Superstructure: all external walls and some of the internal walls are mm thick and the rest are mm thick wall and finished with 10mm thick plaster to all internals and 20mm thick to externals; • Roof structure: - o Roof style is mono-pitch with parapet walls and ceilings fixed under timber rafters; o Roof covering to be hot-dip galvanised sheeting in IBR profile (box rib: 36mm deep & mm pitch) and a minimum of 0.5mm thick full hard, no paint over; o Quality reflective foil sheeting (a silver radiant barrier, using grade D – unreinforced, one surface reflective at minimum of 1 R-value) underlay beneath roof sheeting is compulsorily required; o Insulation in the roof is compulsorily required --- ‘mm thick flexible fibre glass blanket’ to the minimum 3.3 R-value; o NO ceiling and insulation in the garage building; o Quality waterproofing membrane to all parapet walls and all flashings to be used with galvanised sheeting and coated with quality waterproofing paint; • Dura painting products are to be only used and applied with two coats to all surfaces, such as plasterwork, ceilings, door frames and doors, etc.; • Full painting on all new work only both external and internal walls – one undercoat primer plus two coats of Dura paint – colours to Owner’s specification; • Floor ceramic tile --- no porcelain type and prime cost to be between R90 and R, no cheaper or higher than these PC prices (proof of purchase for verification purposes); • Wall ceramic tile --- porcelain prime cost to be between R80 and R, no cheaper or higher than these PC prices (proof of purchase for verification purposes); • Ceiling: minimum of 6.4mm thick gypsum board ceiling on Grade 6 SA Pine 38x38mm brandering with STD and standard 75mm cove polystyrene cornice all around each new room used adhesive only, except the garage; • Standard galvanised gutters and raining-water down-pipes to be painted with galvanized primer plus two coats of quality enamel paint; • One l capacity electrical geyser and one l solar-heating-system geyser with warranty; • Two items of mm diameter (transparent clear colour) SupaVent turbine ventilation (purchased only from www.turbovent.co.za/turbine_supavent.html); • All window frames to be bronzed-coloured aluminium, all glasses to be single anneal glazing at a minimum of 4mm, no less; • Only a driveway (ideally 5m wide by 15m long) is to be laid with standard paving brick; • Standard toilets, baths, basins, shower bases and taps (no economy products to be bought) and an official Plumber Compliance of Certificate is compulsorily required; • You may provide all lighting fittings (standard types) and all electrical covers and sockets, etc. to be installed with standard type products and an official Electrical Compliance of Certificate; • All kitchen units, countertops, and built-in-cupboard units, including bedroom BICs, will be installed as plain and standard design using white melamine; NO landscape/garden/lawn work is required for quotation. We have a carport but want to change the frames because it's rusting. Need to install and build a built in braai which will form part of the entertainment area. We also want to add to that and make another room. The carports had plans years back but not sure if it is approved (but it is installed). Plans could be at Athlone Department. Everything else needs plans. Currently have a braai but needs to be broken down. Artificial grass to also be installed by the entertainment area.

Would like to construct 2-bedroom apartments simplex, that will have 6 apartments. I have a plan however I need some modifications and also there are existing foundations. Services I require: building walls, with aluminium windows, door frames and doors, tiled roof (hip or open gable), floor tiles, septic tank, sinks, toilets, bathtubs.
I would like to remodel the house, extend the outside walls by a meter, change the main bedroom window into a sliding door. New roof and get the ceiling a bit high. Upgrade the electrical wiring, change windows and doors, upgrade the current sliding door into the folding one. Upgrade the bathrooms. Change the double garage roof from zinc into tiles ( Tuscan style) extend the back room and laundry, add inside shower and toilet.
The front of the house is a double storey, the back is only one storey. I need another floor added to the single storey, with a double garage, bedroom, bathroom and entertainment room. As well as a kitchen and dining room at the bottom of the existing floor. The bottom floor would be around 11 x 9sqm and the top floor would be 6 x 9sqm.
A few small jobs, eg plastering here and there, rhino lite on 4 walls, varnishing and fitting of 2 doors, fitting of skirting to 25m length walls, fitting of 4 curtain rails, paving in front of double garage for 2 vehicles (approx 4m), "relaxing" of ramp in front of double garage that is currently too high
