It is a door and a frame for a outside covered area where we are installing roll down canvas blinds and we need a door for an entrance. No idea what is possible and what will work so I need advise, quote and then installation. It is outside so it will need to be weather proof. A frame will have to be built and then a door which is only possible to open one way. There is a metal fence with a gate post, not sure if that will help. If you look at the photos, the door has to be where the gate is and it must be door height and the rest of the area up to the beam has to be closed off. The canvas blinds will then run from the door Frame, which will be where the gate is from the beam on top all the way to the ground, Hence the need for a frame.
Our tiles are popping and cracking /breaking from ground shifts and poor quality installations and product used by Baldwin - even the grout is crumbling. I suspect the apartment size of 68m2 includes the balcony which we can't redo due to complex rules, this is perhaps just more than 4m2 hence why I put 64 in the field. The Apartment is in an old Sectional Title complex with Steel windows that do not seal. I may not remove the existing. I want to install new frames on the inside and keep the existing steel frames. Colour should be a light, cheap option. Calyptus, Oak wood(could be wrong), not sure of the dimensions. It's a very old and weathered window frame that has split at one of its joints, I believe the wood swelled and the nails no longer for snugly. The glass pane also fell out recently because of this, so I would need that replaced. I don't want to replace the whole wooden frame since the home will be under full renovation in a few months, so if possible, could the split be fixed and a new window pane be installed without the treatment of the entire frame?

The building is currently in good repair. The buildings are +/- m2 in extent. Maintenance will require will be general, such as paint touch ups, drain unblocking when required, Electric gate maintenance, plumbing and electrical maintenance, roof maintenance when required, in some instances cleaning, occasional carpentry work, etc.
