I have a section of the roof that is flat. There is a hollow depression in the roof where water collects when it rains and it eventually seeps through or floods in through an adjacent skylight. the depression must be removed and resealed. There is water ingress through a chimney that was retro fitted, which needs to be repaired.
I would like to build a 1 Bedroom Flatlet (+-30m2) above my existing lounge / dining room of my house. It should have a separate entrance and a deck to take advantage of the peninsula views. I still need an architect / draftsman to draw up plans for approval. I'm attaching my draft of ideas as reference. The project will be in the rural areas in Queenstown hence no municipal approval required. The size of the site is 60mX20m and front facing the east. The house will have 3 bedrooms(one the rooms with ensuite), open plan lounge and dining room, with the kitchen nicely hidden from the lounge but visible to the dining room area,double garage, bathroom and separate toilet, small scullery/laundry, small linen walking closet/storage place.
Hi We have a stand with a log cabin in Cape St Francis and would like to look at adding a more permanent brick structure onto it. The length is around 13,5m by 4.5m with a layout of potentially: a room 3.5m by 3m, shower/toilet 1.8m long, another room 3.5m by 3m this with a front section walkway of 1m wide and then the rest into a counter area for shelves or small kitchenette open storage/workshop space etc. The log cabin is apparently good for another 10 years or so, but we want to build this space onto it to eventually expand once the log cabin is end of life. Hence, we would like to understand the costs of this new section based on: 1. Ability to add on top double storey brick 2. Single storey only 3. Single storey brick and top storey wood. If the above has any price implications etc. If it is possible to understand a rough per meter cost for budgeting purposes that would be great thank you.
I need a 23m x 2.2m plastered boundary wall on Oak Ave,.out of SABS large cement blocks with the necessary brickforce. It requires a 4m gap for the gate .The only pillars will be on either side of the gate gap .The length of the actual construction is approximately 28m.There is an existing concrete base for a steel with a wrought iron fence . I will remove the fence.
We're looking at building a double garage, roughly 40sqm plus an additional parking, maybe length ways next to the left of the new garage, in front of an existing house.The problem is that there is granite underneath which will have to be excavated to road level and only then can the building commence. The only place available is to the right of the photo and there is a 1.5m building line. New steps to the top of the house will have to be constructed as well. Please see photos.
exterior I just want the structure to be built in fully with the roof and all exterior stuff like : windows, doors. interior I would all the inside wall according to the plan I have to also be built with the stairs. lastly, I want all the inside and outside walls top plaster. I want a big kitchen and lounge along with the dining room. The kitchen along with the lounge will be open plan and on the other side will be stairs with the dining table to eat. Old roof sheeting is rusting, some sheets are almost rusted through. will need to replace the roof sheets with galvanized iron sheeting. area is aprox. 4.5m x 3.5m. Need a quote for 1) take off and remove old sheeting labour cost, 2) labour cost for putting up the new sheets, 3) quote should include cost of material as well (galvanized sheets, screws, washers etc.)
IRB waterproofing quote needed. Greetings to whom it may concern, I have a house with part of the roof being flat. The problem initially was the gutter connectors are to small for a large amount of water. Subsequently outlet avenues were made available as to alleviate the water buildup. I have had work done on the roof and recently had an assessor from outsurence asses the roof His recommendation is that a thorough waterproofing needs to be done as the waterproofing done last year is flaking and allowing some water to seep through. This needs to be sorted out and would request an assessment and quote in this regards.
