I would like to build a 5 bedroom modern steel framed house in a village on a tribal land. I have already bought the land (60m x 30m). I estimate the house to take up approximately sqm as it has to be a double storey. I have attached a pictures to provide an idea of the kind of a home I am looking to build.
We currently have a 2 bedroom house which we would like to demolish , since it has a lot of cracks and the structure is not strong anymore . The plan is to build a house with 4 bedrooms* [bedroom 1 ] main bedroom [bedroom 2 ]Twin Room 3/4 twin beds fit [ bedroom 3 ] double bed size cm [ bedroom 4 ] double bed size cm 1 bathroom + toilet Open plan kitchen and sitting room and inclu a double garage .
There are 4 parts: [1] remove bath and shower and build new shower and move toilet; retile area; [2] break through from kitchen to bedroom and build small wall for passage and fit door, possible move of electrical work in kitchen; make good and paint; [3] add new heritage column to veranda and put in new wooden beams and sheet metal roof and make good; [4] remodeling of the existing bathroom - tiling, new bath etc. These 4 items might be done in phases and not all at once, depending on costs.
Need only amount per square metre to make budget. I am thinking of selling my house ( build 8 years ago) and try to determine a selling price. All I need is more or less a tariff per square meter of current building cost to help me to calculate a selling price. This is a normal house in Wildlife Estate. Regards
My roof is damage on left corner of the house, but the roof is not leaking, house looks old and needs painting, Ive also looked into re-plastering the house as another option but for this i need further advise, Need to install aluminium windows and change doors, (Mainly kitchen door and the the other door) , 2 bathrooms needs complete renovation, Revamping of the garage as well is required.

Existing quadrant shower rail does not attach properly to the side brackets on the wall. The rail lifts and had in the past caused one of the sh9wer doors to fall and shatter. I installed a new shower door however the problem with the top rail persists. I wouod wondering is someone could assist to remove the old fault shower f.rame and install a new decent one for me
Hi There My folks live in Pilgrim’s Rest in a year old house. I would like to have one of the structural walls taken down and will require the assistance of a Structural engineer to ensure that the correct support beams are put in place to redistribute the weight etc. I would love a quote on the following: - Removal of load bearing wall and instillation of adequate substitute support pillars to redistribute the weight so that they house is not structurally compromised. - The removal of a rotten wooden floor approximately 4.5x4m and filled in with concrete. Clear IBR (?) sheeting over a section of the garage (two car tunnel) lifted in strong wind. Currently held down by a couple of rocks but needs replacement. Perhaps general inspection of rest of roof would be good idea. Also wooden shelter between Kitchen and Garage which is flat, has bitumised (Laycool) (?) top. which has leak. Am concerned water collecting there could cause wood rot. Hasn't had bitumen redone for a year or two Needs redoing.
