id like to rebuild my old lapa as a project for next year. I have a pool table which id like to put in there as well as a bar counter. the inside will be open plan and id like foldable doors for the entrance, i was thinking an L shape design as it is in the back of my garden by a wall. if you could please let me know it would be appreciated.
I want to build a double story house on a m square yard. i want a five bedroom house with the main bedroom on top and a balcony. Double garage kitchen with more space, sitting room dinning room, two toilets on the floor plan and three bedrooms. On the ground floor I will need all the mentioned things and on the upper floor there should be my main bedroom, very spacious with the en suite, shower and a bath.
I would like to extend from single to double story. The plan must be approved firstly by the Home Owners association and then by the Tshwane Municipality and then by the bank (FNB). Currently the house is 3 bedroom, 80sqrs and would like a second floor that's also roughly 80sqrs. I attached a picture of what I would like, It is only for demonstration purposes. We have a three and a half bed-room cottage in Muizenberg Village. Its a heritage cottage around years old, There are no plans with council as they were destroyed in a fire some time back. However there is a heritage overlay. AS much as possible we would like to avoid the lengthly heritage process - so anyway we can work within the law and reduce the need for planning permissions the better. I don't know if this is possble by mainly doing internal changes? We would like to add bathrooms to the cottage, possibly in the side lane if possible, but alternatively within the bedrooms themselves. The cottage has a front and rear garden (with access to the rear garden via a sidelane), so we were hoping to design the house so that it can be split in half to two two-bedroom apartments which can be airbnb'ed. The lounge at the back of the house would need to be a bedroom and the kitchen and back stoep would need to be a small kitchen and living area. Then if necessary a door in the centre corridor could be opened and the house could be used as a five bedroom home.

We have just purchased an old house that requires some TLC and/or remake to suit our taste, e.g. bigger kitchen with scullery, wooden floors repair & restoration, additional outdoor lighting, borehole water softening & purification, converting outside old bucket toilet into flushing one and finally look at solar system installation options.
I have sample plan to serve as an example. We are planning to rent commercial property that we want to renovate and turn into a radiology medical facility. The property need to be renovated to have a reception area, a waiting area for patients, a kitchen for the staff, a lounge resting area, a room that with small single compartments to allow doctors and other staff to sleep/rest while working overnight/overtime and an office space for the staff We are looking at square metres to spare metre rented facility. I have uploaded 2 sample plans of the other testing radiology rooms. so it won't look exactly like tis plan, but these are samples of how we would like the facility to look like. I would like quotes, or an idea of how the entire renovation cost would cost us. the building material cost, and labour, just a rough estimate would be great thanks
Build on a sloping stand. Entrance from the top. Stone around back.. Glass 3/4 of the house. Wood and glass staircase. 2 bedrooms, 1 bathroom between the bedrooms. Open plan lounge dining and kitchen. 2 garages from the street where the slope starts from.. Then down into the house. Flat or sloping roof.
