Turning vacant land in a complex into my dream home. With the estate guidelines and the architects skills, I would like to design a small two bedroom house to start of with and later extend when I can afford. This will be my first build and finances are not sufficient so I will be working extra hard to rake up funds as the months go on.
Its a wedding venue with mini water parks included. 1.Will have two separate wedding venues which can happen same time. 2.Mini water park that will consist of three swimming pools 3. will be lapas around. I need the costing for the project to submit together with my business plan,when its succesfull with work together to build the place. The land is undeveloped due to is situated in an ingonyama trust in kzn around Empangeni, therefore it would not nercessary require approval from the local Municipality, I have a copy of land survey, I commission this through independent surveyor, part of the desired plan must a 1st floor and ground floor. Should formal meeting required I will be available, however a plan MUST be morden..
The existing IBR flat roof is leaking. It is an extension to an old Claremont house and the flat roof covers the kitchen area. It has a ceiling which will need some touch up and repainting. I am wanting to replace the roof with either Galvinised IBR 0.5mm or Chromadek IBR 0.5mm. I estimate we will need 13 IBR sheet (about 9 m wide) of 4,5m lengths.

Create as much south and west facing windows as possible in "existing diningroom" (similar to "w4" and "w5") See page 2 of plans: 3. Add a new bathroom next to "Bedroom 4" in what is now the "Foyer" to be used by "Bedroom 4", containing basin, bath and shower as well as shaver plug; 4. Close "Existing Balcony" south of Bedroom 4 with a slab to create another bedroom, bedroom 5; 5. Change plans so that the bathroom west of this new bedroom 5 is linked to bedroom 5 (move door) and possibly make bathroom smaller so that new bedroom will be larger; 6.
