I have the plans but they still need to be submitted to council. I have recently bought a plot in De Rust, where I would like to build a 3 bedroom 2 bathroom home. Around sqm. I am going to be completely off grid and want someone that can integrate solar electricity and water collection systems into the build. I want a very simple and elegant build, open plan. I have a strict budget to stick to and will be building through means of a building loan through the bank. I would like to build a house on a 1 hectare lot. GENERAL: light bulbs replaced in 3 rooms (2 LED bulbs per room), floors need replacing throughout apartment - tiles - but we would like advice (55 sqm apartment).

Floor that will provide warmer underfoot than tiling. We have the top vinyl laminate at the moment. the kind that is not glued down. it could not stand up to a thorough flooding these last storms. waterlogged and curling at the edges, strips of vinyl coming off in the heavy traffic areas.
