Good morning, I need roof replaced. It has leaked endlessly, and none of the contractors who have patched it have succeeded in keeping it from leaking. We have patched every year, and every heavy rain comes right in. Recently, I requested re-roofing quotes from a number of contractors, and every single one refused to quote on re-roofing and quoted instead on torch-on and other patchwork solutions (which I explicitly asked not to receive). Please do not do this when you quote me! I find it disrespectful. I know that the problem is predominantly at the pitch change where the gradient becomes shallower. It is a construction flaw, as there is little to no overlap, and there is no flashing under the ridge. A look at any construction manual will make the issue crystal clear. Rather than re-roofing, I would now like a quote on changing the design of the roof. Ideally, I would like to raise the height of the roof to accomodate a single pitch from the apex to the eaves. I know that this requires an architect's involvement. The increased pitch should also accomodate an attic under the apex, so the apex height will need to go up at least 1m. The parapet walls will need to be knocked off to allow for this. Steel trusses may be needed instead of wood, but I am open to suggestions. I am a teacher, so this needs to be a cost-effective solution. I am not looking for a fancy loft, just an attic, and it does not need to cover the entire roof space, only the centre of the room. My first thought for roof material is pre-painted green IBR sheets, cut to the exact length, but if thatch, shingle or tile, for example, is more cost effective, I am open to advice. I currently have an asbestos roof, and there are several leaks currently due to missing nails on the asbestos sheets, and some damaged/missing sheets. I have a section of the roof that is flat. There is a hollow depression in the roof where water collects when it rains and it eventually seeps through or floods in through an adjacent skylight. the depression must be removed and resealed. There is water ingress through a chimney that was retro fitted, which needs to be repaired.
Old roof sheeting is rusting, some sheets are almost rusted through. will need to replace the roof sheets with galvanized iron sheeting. area is aprox. 4.5m x 3.5m. Need a quote for 1) take off and remove old sheeting labour cost, 2) labour cost for putting up the new sheets, 3) quote should include cost of material as well (galvanized sheets, screws, washers etc.)
The thatched roofing will be used on a lodge with gumpole structure. The size on plan = 78m2 On a slope of 45 degrees = m2 I'm looking for a square meter rate that will be applicable for other units as well. Rate should include the thatch covering, the gumpole roofing structure as well as the gumpole columns.
Garage roof is rusted through in spots, leading to water leaking through, damaging garage wall and door (see pics). Part or all of the garage roof may need replacement. Original roof is galvanised mild steel. Floor size of garage is 32m2, so roof is slightly larger than that. Roof is only slightly sloped (see pic).

I haver an existing IBR roof with the following issues: Flashing removed at parapet joining at all resulting in leaks all over the roof. Pitch is too low. Wood used is and not . Wood is rotten at some places. Beam in lounge is not according to plan leading to sagging. IBR sheets is still the old solid IBR and can be taken off and put back. I am not sure what the damage is underneath
