Good day, we would like to enquire the costs for an extension to the house that would require breaking through of 1-2 walls from the current kitchen. Plans are needed, roofing, glass doors/ windows and foundation. The size is 3x5min maximum and the electricity board would need to be moved. I am looking for an estimation of costs for the total construction and plans/ plan approval in order to see whether we can go ahead with this idea.
We need to install steps against the outside wall that lead to the first floor apartment. The steps can be wood, metal or bricks. Also a door needs to seperate the inside steps, so that the downstairs apartment is now seperated from the upstairs apartment. A small kitchen can also be installed and pluming for a clothes washer.
The renovations will be in a 2-phased process - 1st. Babyroom - Please refer to plans attached. All walls in red must be brickwall and the one in green is drywall. I prefer for the guys to work from the garage with scaffolding onto the second floor and not through the house. The staircase needs to be covered up so no dust will go down towards the living room. I will supply the door, cornice, skirting and downlights. Please advise if you are providing me with an electrician that is COC complaint. New downlights and 2 plug points to be installed in babyroom. I also want vinyl floors in the new room, please can you prep and install. I will supply the product.

Looking to build a m2 single storey house on an erf of about m2. Looking to build a simple yet morden house with 3/4 bedroom, 2.5 bathroom (with toilet separate from bathroom, with the main bedroom being an en-suite), spacious kitchen, lounge and dining area. The house should have a double garage. Would also like to create a small office space/desk where 2 people can work

Remove exisiting sliding door and security gate and install a set of windows - normal aluminium 6. convert a bedroom into a patio - remove the bathroom , windows and cupboards . make it pretty 7. remove an aluminium window and replace with a door 8. remove a wooden door and replace with an aluminium door These items are additions - not sure if they will need plans as we are extending a section which is covered by the current roof. 1. extend the 1st bathroom , break open a door way and then remodel and add two electrical points 2. extend the 2nd bathroom and remodel 3. add a wall between the 1st and 2nd bathroom to install a 3rd bathroom with a toilet , basin and if possible a shower. 3. build a wall , break open a doorway and install a new bathroom and add two electrical points 4. build a small outside area from the new bathroom All electrical must be included ie COC Company must be covered for damages- their own insurance Main requirements - if possible to do the project over a period and working on weekends is a must as i cannot get off work. would like it if i can make payment when each section of the project is completed and not before the project even begins
We are converting the current kitchen, dining room and lounge in our house into an open plan home office. I need to know which walls are weight bearing and which walls can be broken down. The job mostly entails demolishing walls, removing door frames, removing window frames (and saving these for use in other areas of the house), as well as building an addition/extension to the house. This may include redoing the roof where we are extending.
